The following stipulations are subject to discussion at the meeting and the City Council may add, delete, or amend stipulations.
Stipulations
1.
That the development shall be in general conformance to the site plan date stamped August 26, 2008, as approved by the Development Services Department and include the following:
a.
That no canopy or shade structure shall be greater than 15 feet in height;
b.
That an eight-foot high wall shall be provided on the north, west, and south property boundaries and the wall shall be finished with sand or smooth stucco along the west and south exterior walls.
2.
That the development shall be in general conformance with the landscape plan date stamped August 26, 2008, as approved by the Development Services Department with specific regard to the following:
a.
Average 30 feet of enhanced landscaping shown on the outside of the wall along the west property boundary;
b.
Ten feet of landscaping (mature shade trees, placed twenty feet on center) shown on the inside of the south wall;
c.
The plant palette noted on the landscape plan.
3.
That access from 15th Street shall be restricted to emergency access only.
4.
That the property owner shall record documents that disclose the existence and operational characteristics of Phoenix Sky Harbor International Airport to future owners or tenants of the property. The form and content of such documents shall be according to the templates and instructions provided, reviewed, and approved by the City Attorney.
