The following stipulations are subject to discussion at the meeting and the City Council may add, delete, or amend stipulations:
Stipulations
1.
That development shall be in general conformance with the site plan date stamped
August 15, 2008APRIL 3, 2008, and elevations date stampedAugust 3, 2008APRIL 3, 2008, as modified by the following stipulations and approved by the Development Services Department.
2.
That the developer shall construct a detached sidewalk along Thomas Road and an attached sidewalk along 36th Avenue.
The curb ramp at36th AvenueandThomas Roadshall be replaced with dual directional ramps with a four-foot landing at the top of the ramps. All ramps shall contain truncated domes (two feet deep and the width of the ramp).ALL CURB RAMPS SHALL COMPLY WITH AMERICANS WITH DISABILITIES ACT (ADA) ACCESSIBILITY REQUIREMENTS, AS APPROVED BY THE DEVELOPMENT SERVICES DEPARTMENT.

That in addition to the required landscaping in the setback along Thomas Road, two-inch caliper shade trees placed 20 feet on center or in equivalent groupings shall be placed between the curb and detached sidewalk, as approved by the Development Services Department. The area between the curb and sidewalk shall be five-feet wide at a minimum.
4.
That a ten-foot sidewalk easement, in addition to the existing 40 feet of right-of-way, shall be dedicated along Thomas Road, as approved by the Development Services Department.
5.
That no palm trees shall be planted on site.
6.
That 15 percent of the parking area shall be landscaped, as approved by the Development Services Department.
7.
That the south and west building elevations shall contain additional architectural embellishments and detailing such as textural changes, pilasters, offsets, recesses, variation in widow size and location, and/or overhang canopies carried around from the north and east building elevations, as approved by the Development Services Department.
8.
That security lighting shall be provided on the west and south building facades, as approved by the Development Services Department. Lighting shall not exceed one-foot candle at the property line.
9.
That the property owner shall record documents that disclose the existence and operational characteristics of Sky Harbor International Airport to future owners or tenants of the property. The form and content of such documents shall be according to the templates and instructions provided which have been reviewed and approved by the City Attorney.
